Architectural and Engineering Design Services for the renovation and repair of an existing two-story concrete framed structure. Exterior work includes repairing walls, stairways, slab, exterior windows, replacing exterior light fixtures, built-up roofing and flashing, and rerouting roof drain down spouts. Interior work includes renovating the entry, offices, commercial kitchen, recreation/dining area, toilets, shower area, sleeping quarters and stairwells. Interior partitions, plumbing and lighting fixtures, floor finishes and hardware will be replaced and the interior repainted. Interior work also includes designing separate spaces for a women’s toilet/shower and a laundry room. Existing electrical service will be upgraded, present window air-conditioning units will be replaced with new window units, a new fire sprinkler system and lateral will be installed, and a fire apparatus vehicle exhaust removal system will be provided. Existing floor drains will be rerouted from the storm drainage to the sewer system. An oil interceptor was added to the garage drainage system. The project also includes ground termite treatment, hazardous material testing and abatement, modification to correct deficiencies and conformance to accessibility standards, life safety, seismic and other coder requirements. In addition, coordination with the State Historic Preservation office was critical to maintain and preserve historical features of the facility. SPECINTACT program was utilized in this Design-Build project.
