Architectural/Engineering Design, Project Management and Construction Management Services for a Design-Build, LEED Gold Certified office/warehouse space. The new facility consists of a two story, pre-fabricated, steel frame building.
The first floor is dedicated to warehouse storage space and primarily leased to tenants. The second floor consists of office space which houses the Bowers + Kubota (B+K) offices as well as 2,500 square feet of space which is leased to tenants. The Auali’i Warehouse was designed and constructed by B+K and achieved third party dual certifications through the US Green Building Council’s LEED program; LEED Gold for the Core and Shell and LEED Gold for Commercial Interiors.
Green Features Built Into Architectural & Construction Plans
The project demonstrated a commitment to sustainability through unique and renewable design features such as the installation of large ceiling fans to more efficiently circulate air conditioned air which decreased the energy required to cool the space by 39%; motion activated/low flow faucets and dual flushing toilets in the restrooms which decreased the water usage by 52%; the installation of photovoltaic panels on the roof that provides over 90% of the building’s on-site renewable energy; and the use of “smart” motion and light sensors along with skylights to provide a 20% reduction of lighting densities.
