This project includes improvements to both an existing office space and developing a fuel service area on an existing paved lot. The areas for interior improvements include rooms 117, 118, 119A, 119B and 119F within Building 206 off of Lagoon Drive. Work includes review and confirm program requirements to accommodate a new open administrative office configuration, review and confirm the existing electrical and HVAC systems can accommodate the new program and layout, provide for the installation of a new sink, complete a hazardous materials survey to identify potential asbestos containing materials, lead painted surfaces, and other hazardous materials including arsenic treated canec, PCB containing transformers and ballasts, and mercury containing lamps, coordinate the required review and approval process with the Department of Transportation Airports Division, and submit plans to the State of Hawaii Disability and Communication Access Board (DCAB) for review and approval.
Work for the fuel service includes installing a new Pre-Manufactured Metal Building used as the service area for fueling trucks including all utilities required, installing new chain link fencing around the site, new above ground gas tank and fueling station with parking areas and spill prevention barriers, coordinate the required review and approval process with the Department of Transportation Airports Division, prepare FAA 7460-1 “NOTICE OF PROPOSED CONSTRUCTION OR ALTERATION” form, DOT-A stormwater connection form, and City and County of Honolulu Sewer Connection Application.
Work for the fuel service area is located within the Shoreline Management Area (SMA) and Flood Zone area. An Environmental Assessment and an SMA application is being prepared for the project in order to secure building permit approvals. Flood zone certification is also being processed with the building permits.
About the Project
Bowers + Kubota provided construction management services for construction of the new two-story gymnasium/multi-purpose building. The building includes: meeting rooms, men’s and women’s bathrooms, kitchen, offices, staff shower and storage facilities. In addition, there are two new paved and lighted basketball and volleyball courts, four new paved and lighted tennis courts, two new paved and lighted parking lots, landscaping, and landscape irrigation.
